The Subject site has been owned by Harvest Village LLC since 2015. The site included a single family residence at the time of acquisition that has since been removed. The current ownership obtained entitlements to develop a Net-Zero energy pocket neighborhood from the City of Napa. The project is designed to be LEED certified with such amenities as solar panels, grey water systems and energy efficient appliances. Napa City Council approved the project in 2016. The following plans are permit ready: architecture, civil engineering, utility engineering, energy engineering and geotechnical engineering. Structural engineering plans are currently in a final round of permit review. Seller commissioned a phase one environmental report, and can provide engineer’s cost estimate for site improvements and for utility installation. Seller also obtained off-site grading and under grounding of utility agreements with the neighbors. The tract map will be final as soon as the improvement bonds are posted by the new owner of record. A 2-year permit extension application with the City of Napa is currently underway with expected approval from City Council on 4/17/2018.
