ENERGY STAR® Energy Star is a program run by the U.S. Environmental Protection Agency (EPA) and U.S. Department of Energy (DOE) that promotes energy efficiency and provides simple, credible, and unbiased information that consumers and businesses rely on to make well-informed decisions. Thousands of industrial, commercial, utility, state, and local organizations partner with the EPA to deliver cost-saving energy efficiency solutions that protect the climate while improving air quality and protecting public health. The Energy Star score compares a building’s energy performance to similar buildings nationwide and accounts for differences in operating conditions, regional weather data, and other important considerations. Certification is given on an annual basis, so a building must maintain its high performance to be certified year to year. To be eligible for Energy Star certification, a building must earn a score of 75 or higher on EPA’s 1 – 100 scale, indicating that it performs better than at least 75 percent of similar buildings nationwide. This 1 – 100 Energy Star score is based on the actual, measured energy use of a building and is calculated within EPA’s Energy Star Portfolio Manager tool.
Property Overview
Through a $72 million redevelopment completed in 2008 by renowned contemporary architects Moed de Armas and Shannon (MdeAS), 100 Park Avenue offers both convenience and top-tier amenities. A block from Grand Central Terminal, the building boasts a new stunning metal and glass façade, a soaring two-story-high atrium lobby, new elevator cabs, as well as significant infrastructure upgrades such as the new cooling plant, increased electric capacity, and a state-of-the-art security system. It is also the first building of its type in New York to install green roofs. SL Green installed recycling and energy reduction initiatives, providing a significant reduction in the building’s carbon footprint. The LEED GOLD-certified office property was also awarded “International Building of the Year” by the Building Owners and Managers Association (BOMA). SL Green is also currently developing a luxury amenity center featuring conference/meeting rooms, café, lounges, game room, and a wellness center. Built in 1949, 100 Park Avenue was one of the first of a handful of new office towers to rise on Park Avenue south of Grand Central Terminal during the postwar period. MdeAS’ new design incorporates a glass curtain wall on Park Avenue and aluminum composite metal paneling, creating a bold, bright presence on the street while showing off the structure’s handsome original proportions, setbacks, and insuring dramatic views. In addition to being a block south of the Grand Central’s transportation hub, renowned icons the New York Public Library and Bryant Park are also a block to the west.
