Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

About the Property
Dal-Rich Towne Square has long been Richardson’s top location for convenience and destination shopping. The center’s prime positioning at the heavily trafficked intersection of S Coit Road and Belt Line Road creates high visibility and accessibility in the heart of one of DFW’s most established suburbs. With a mix of dining, services, health and beauty, and unique destination shopping, Dal-Rich Towne Square is a regional-draw retail landmark serving the dense Richardson market. Major renovation has given the historic center an updated look and new tenant visibility. In addition, Dal-Rich features an office component and hosts the Richardson Farmers Market every Saturday, where tenants benefit from traffic to the retail setting. Dal-Rich’s location at two of the area’s most heavily trafficked thoroughfares makes it ideally suited to serve the surrounding community. The traffic counts at the intersection show more than 48,000 vehicles per day on Coit and nearly 33,000 on Belt Line. The combination of the location and the tenant mix means that many concepts have been located at Dal-Rich Towne Square for decades. Richardson is one of the most established and dense Dallas-area communities. The area features a vibrant and diverse residential community and one of the strongest commercial communities. That has made Richardson the corporate address of choice for major employers such as State Farm Insurance, Blue Cross Blue Shield, GEICO, Raytheon, RealPage, Cisco Systems, Texas Instruments, and numerous others. Evidence of the density of the trade area can be seen in the demographics. Within a three-mile radius of Dal-Rich, the population totals 151,529 in 63,991 households, and the average household income of the same radius is a healthy $97,572.

About Richardson
Richardson is the home of the Telecom Corridor, which has attracted major national firms in the telecommunications and insurance industries for decades. The city is bifurcated by U.S. 75, a major thoroughfare for commuters traveling north and south in the metroplex. In addition to economic anchors, the area is a magnet for families seeking a suburban lifestyle in a closer in-town location relative to suburbia further north in Collin County. In turn, the area benefits from greater buying power found in north Dallas County and neighboring Plano.
Most existing retail space is found in several shopping centers situated along major arterial intersections nestled within Richardson’s residential neighborhoods. In the past decade, developers have added new standalone retail projects along U.S. 75, seeking to capitalize on traffic flowing through Richardson.
In recent years, CityLine has made an outsized impact on the northern section within Richardson, following the corporate moves from State Farm and Raytheon. This ambitious master-planned development provides a small-city feel with ample retail and entertainment space. Developers have brought a bustling outdoor dining and bar scene; it’s emerged as a popular after-work destination packed with new restaurant concepts. Retail developers have followed new jobs and household growth along the north part of Richardson, as well. As such, a series of neighborhood and community centers have sprouted to the north.
Excellent location and buying power are a boon to leasing activity in Richardson. New development has tapered recently, allowing for rents to appreciate in the area.
