Chesterfield County created this plan for future dense development of all four quadrants of Hull St and Courthouse Rd. The plan was adopted by the Board of Supervisors in 2021. It calls for the property to be Residential Mixed Use with a density of no less than 12 units per acre with integrated commercial uses. Therefore, a minimum of 60 residential units is planned for the site with the expectation of an even higher density. The sites rectangular size of 708’ x 380’ provides optimal dimensions for a dense residential community. In 2022, the Board of Supervisors granted zoning on 24.78 acres across Hull street on the former Rockwood Square and Rockwood Golf sites for 590 condo’s and town homes which equals 24 units per acre.
