About Carson
Carson is one of the major industrial hubs in the South Bay area of Greater Los Angeles. The city benefits from its proximity to the ports of Los Angeles and Long Beach as well as access to numerous freeways. A wide range of industrial tenants decide to locate in the area. Both small businesses and Fortune 500 companies call Carson home. Businesses have convenient access to Los Angeles International Airport as well as the Long Beach Airport.
Residents and workers enjoy Southern California's beautiful weather, as well as Carson's proximity to well-known landmarks, airports, places of interest, and entertainment. The beach is only miles away. The SouthBay Pavilion is a 1.1-million-square-foot mall that provides numerous retail and restaurant options. The area also provides some of the more affordable housing in Greater Los Angeles.
As in much of Los Angeles, the heavily built-out character of the area prevents any significant new industrial development. Competition for space is typically high as a result. Industrial space in Carson is available for a modest discount compared to the greater Los Angeles average.

Leasing Team
Frank Schulz, Managing Principal
He has finalized multiple transactions in excess of $40 million, and is a two-time winner of the SIOR Largest Transaction Award. Frank is a past President of SIOR Greater Los Angeles Chapter; he has served as the Global Young Professionals Chair for SIOR; he is a past President and Chairman of the Los Angeles Transportation Club and he currently serves as Chairman of the Board of Sharefest, Inc., an organization dedicated to empowering youth and transforming communities. Frank resides in Palos Verdes, California with his wife and two children.
Nick Buss, Vice President
When he finished his baseball career with the Minnesota Twins organization in 2018, Nick decided to return to USC to complete his studies. His dad was involved in real estate, and Nick developed a passion for the business as well. After finishing his degree, he went on a mission to meet as many people as possible that went to USC and worked in real estate, specifically industrial real estate. This led him to an introduction to Frank Schulz III, Managing Principal at The Klabin Company. Frank too had played sports at USC (he was a member of the National Championship water polo team in 2003) and studied Planning and Development, so an immediate connection was made. Nick was hired in early 2019 and got off to a fast start, closing multiple transactions in his first year.
Nick was born and raised in Michigan, and he currently resides in Redondo Beach with his wife and baby daughter. In his free time, Nick enjoys golfing, traveling and spending time with his family.
David Prior, Senior Managing Principal
His journey would take him to being named president of The Klabin Company in 1993. Today, David is Senior Managing Principal and the largest shareholder in the firm. He is proud of his career.
“I enjoy having control over my life,” said David. “What I’ve been able to do is extract from experiences in the business to craft a vision for what I want a brokerage firm to be. It starts with taking care of people, being fair to those around you. I set out to create a culture where I wanted to come to work every day and that has been accomplished. I love the people I work with. I have great partners and ultimately, I feel good about being here, which at the end of the day benefits our clients.”
Beyond his impressive client list of leading companies in industrial real estate, David is a founder and past president of CORFAC International, one of the most influential commercial real estate organizations in the world. In 2020, he celebrated his 30th year as a member of the Society of Office and Industrial Realtors (SIOR). He is a past president of the SIOR Greater Los Angeles Chapter and also served on the Board of Trustees for SIOR Foundation from 2007-2012. He is a past chair of the Professional Standards Committee and the Brokerage Management Specialty Practice Board, and in 2011, David received the Roy C. Seeley Perpetual Award.
“I’ve been fortunate to be in a position to observe the industry and the world as a whole for the past 40 years,” said David. “This has allowed me to understand how I want to live and how I can keep a balance between my personal and business lives. Maybe I’ve come to an enlightened state of what life is all about. I’m grateful I can pass my insight on to the young, talented brokers in our office.
David and his wife reside in his native West Los Angeles. They have three adult sons. David still enjoys cycling, loves golfing and thoroughly enjoys dining and fine wines.
Todd Taugner, Principal
Todd is a member of the Society of Industrial & Office Realtors (SIOR) and the American Industrial Real Estate Association (AIR). Todd and his wife are second generation Los Angelenos who raised a third generation in Hermosa Beach. They have three adult children. Todd enjoys volleyball and skiing but remains a surfer at heart.
