Mariner's Pointe Resort encompasses about 2,000’ of shoreline as it overlooks the 230-acre Holiday Lake. This resort is located on approximately 18.52 acres± in the city limits of Crossville, Tennessee on the unique Cumberland Plateau. There are seven buildings for occupancy on the Resort campus, with 63,235 SF of climate-controlled space. The Resort is located only 4 miles from I-40 via a newly constructed 5-lane access road. The property, originally developed in 1968 as a country club, was reconstructed and expanded with new development as a timeshare resort destination in 1981. The Resort was a significant location for the 1989 movie "Tennessee Waltz", featuring Julian Sands, Ned Beatty, Rod Steiger, and Stacy Dash. The Owner’s Association purchased the property in 1995 at an IRS tax sale, and began extensive renovations and upgrading of buildings and units. The Association enjoyed more than two decades of growth, until the cultural change in leisure travel caused a timeshare-product ‘shift,’ which occurred in an attempt within the industry to garner the new generation of leisure-travel dollars. This shift created a loss of value regarding an obsolete timeshare product in original timeshare projects such as Mariner’s Pointe and a multitude of other legacy resorts. This uniquely valuable property is well maintained and ready for occupancy as an apartment community, retirement community, condominium complex, and/or multiple other uses. Conveyance of the deed will be with clear, insurable title. There are no leases or tenant rentals. The property taxes are billed in arrears each year. The taxes will be prorated at sale closing. All property and improvements remain insured and secure by on-site and remote surveillance with a cabled entrance after hours. Management is on-site daily, and available to the buyer, if desired. The main building is the single-level masonry/concrete ‘Pointe Center,’ containing 11,960 SF, which includes a chandeliered lobby with access to the business & management offices, and a recreation area and conference room, both overlooking the veranda and lake. There is a large activity/meeting room with a grill/kitchen area, wet-bar area, stage & dance floor area, with ‘banquet’ seating for 135±, ‘classroom’ seating estimated for 125, and ‘congregation’ seating to exceed 200. Across the hall-foyer from the activity/meeting room is a chandeliered Fitness Center, with an indoor spa seating 15 adults (stainless steel) with a view of the veranda overlooking the lake, a steam room seating 12-15, a dry-sauna seating 8-10, and 2 private rooms for tanning (1 bed & 1 booth). The men’s and ladies’ dressing rooms provide showers, toilets, and lockers. The 3-story masonry/concrete and steel building of twenty-seven, 1 bedroom condominium units contains 26,766 SF, and is connected to the Pointe Center by a breezeway/stairwell, and covered sidewalks. This 1968 building underwent major reconstruction between 1981 and 1985, adding the third level and creating today’s condominium units. The units were renovated and upgraded between 1994 and 1996. The living rooms of the typical 1,092 SF units have a broad view of Holiday Lake and overlook the outdoor pools area (pool, outdoor spa, children's pool, all updated in 2014 and 2015 with a new Quartz coating, and 3 shuffleboard courts (new in 2012). This building’s permitted elevator (constructed in 1997, operational and inspected biannually) accesses 4-levels; all 3 floors of 1 bedroom units, a coin-operated guest laundry, maintenance, service, & supply areas, and the main roof area, which was enclosed with a new steel-gabled metal roof in 2012. On Lake Holiday’s shore, there are two 6-unit (1983 & 1985) and one 8-unit (1988), 2-level frame buildings totaling 21,121 SF, containing twenty 2 bedroom condominium units of 1,111.63 SF each, with docking for each unit. The Marina building (1987) contains 1,562 SF, plus a covered fishing pier. The Marina serves a floating aluminum dock with 12 slips near the electronically controlled, gated access ramp into the lake. The Marina area accesses the 1000’ boardwalk, which takes you past the 18-hole lakeside, championship miniature golf course, to the beach activity area, containing 500’± of shoreline. The Resort Laundry & Housekeeping building provides laundry services to the Resort residents with 40#, 55#, and 75# Continental Commercial washers of current vintage. Other amenities at the Resort include lighted tennis and basketball courts, fishing boats, paddle boats, a fish cleaning station, and picnic areas with outdoor grills. About the Area: The city of Crossville is the county seat in Cumberland County, Tennessee, which is the largest county in the Upper Cumberland region. Crossville is centrally located off Interstate 40 and U.S. Routes 70 and 127. It is approximately 100 miles east of Nashville, 30 miles east of Cookeville, 70 miles north of Chattanooga, 60 miles west of Knoxville, and 94 miles west of Sevierville/Pigeon Forge/Gatlinburg. The city is recognized as “The Golf Capital of Tennessee,” featuring 10 championship courses. The area is home to other vacation and retirement resorts and offers everything including major retailers, outlet malls, antique shops, unique local gift shops, and good eats. The Upper Cumberland region is blessed with 16 of the 54 Tennessee state parks, abundant state and national forests, and 8 wineries. Wilson Cumberland Trail State Park, Big South Fork National River & Recreation Area, Black Mountain Recreation Area overlooking the Tennessee Valley, Fall Creek Falls State Park, Cumberland Mountain State Park, and so many more for the enjoyment of local and national tourism. Other attractions include the historic Homestead Community and Museum, Pleasant Hill Academy Museum, Military Memorial Museum, and the Crossville Train Depot where Sgt. Alvin C. York disembarked from the train for home in neighboring Fentress County after WWI.
