Property Overview
Tall, sleek, boldly faceted, 1100 Louisiana creates a dramatic focal point in Houston's vibrant business and financial district. Architects Skidmore, Owings & Merrill have used a variety of distinctive design elements to accentuate the strong, sculptural quality of this 55-story tower. Fine polished granite and glass are closely allied in color. And faceted surface planes create a heightened sense of verticality. Bounded by Louisiana, Dallas, Smith and Lamar streets, the 1.2 million-square-foot tower rises 744 feet from a large plaza that occupies almost a quarter of the block. From this plaza, tenants and visitors may enter the tower's dramatic lobby where four banks of elevators, with a total of 27 passenger cabs, provide efficient service o the office floors above. Two shuttle and two freight elevators also serve the tower. 1100 Louisiana is connected to the tunnel system, with its convenient retail and service centers, as well as passageways to stores and other office buildings. The tunnel links the tower to a 1,000-room Hyatt Regency Hotel, affording tenants immediate and climate-controlled access to fine restaurants, entertainment, meeting and convention facilities. A total of 2,339 parking spaces are available. Just across Smith Street stands the tower's tunnel-connected multi-level parking facility, with space for 1,523 cars. Each floor of 1100 Louisiana offers approximately 22,000 square feet of flexible space featuring 9-foot ceiling heights; solid core, full-height hardwood doors with bronze hardware; 12" x 12" concealed spline acoustical ceiling tile; mini-blinds and standard commercial carpet. Windows of rose-colored dual-pane glass enhance the tower's operational efficiency by greatly reducing heat loss and gain. A sophisticated air conditioning system - with 11 individually controlled thermostats per floor - affords maximum tenant comfort and control. Lighting is provided by energy efficient fluorescent lighting fixtures recessed in parabolic lenses. Brand new 7,000 SF fitness center opening February 2020. The building has 1,262,052 square feet of office space, 40,949 square feet of retail space, and 23,248 square feet of storage space. Overtime AC Rate is $25.00/Air Handler/Hour (2 per floor); Base rate $.093 per KWH Parking: Ratio of 1.80/1,000 SF; $200 unreserved; $250-350 reserved This building was awarded an Energy Star label in 2002, 2004 - 2018 for its operating efficiency. In 2009, this building was awarded LEED certification at the Gold level by the U.S. Green Building Council and continues to maintain the certification. 2017 Regional TOBY Winner and BOMA 360 Performance Building.

ENERGY STAR® Energy Star is a program run by the U.S. Environmental Protection Agency (EPA) and U.S. Department of Energy (DOE) that promotes energy efficiency and provides simple, credible, and unbiased information that consumers and businesses rely on to make well-informed decisions. Thousands of industrial, commercial, utility, state, and local organizations partner with the EPA to deliver cost-saving energy efficiency solutions that protect the climate while improving air quality and protecting public health. The Energy Star score compares a building’s energy performance to similar buildings nationwide and accounts for differences in operating conditions, regional weather data, and other important considerations. Certification is given on an annual basis, so a building must maintain its high performance to be certified year to year. To be eligible for Energy Star certification, a building must earn a score of 75 or higher on EPA’s 1 – 100 scale, indicating that it performs better than at least 75 percent of similar buildings nationwide. This 1 – 100 Energy Star score is based on the actual, measured energy use of a building and is calculated within EPA’s Energy Star Portfolio Manager tool.
