The site is an irregularly shaped parcel that has its major axis in the north-south direction. The building parcel is located in the northwest portion of the site. The site is bounded on the west by South Meridian, on the north by 31st Ave SE, on the south by 35th Ave SE, and on the east by a similar shopping center property occupied by Walmart. The building is supported by internal spread footings at columns and continuous footings at bearing walls. The floors are concrete slab on grade floors that are in good condition. Perimeter structural bearing walls consist of concrete masonry units (CMU). The roof structures are supported by the masonry walls and by internal steel tube columns and consist of open-web steel trusses supporting galvanized steel corrugated roof decking. The exterior finish is mostly the exposed concrete masonry units, which were manufactured in a variety of textures and integral colors. Some accent areas are finished with corrugated metal siding with a painted or powder-coated finish. Entry door systems are storefront systems of aluminum frames and insulated glazing. Some are bronze anodized and some are satin finish. Each of the four units has overhead doors on the west side. Sportsman’s Warehouse has two loading dock doors, PetSmart has two loading dock doors and one drive-in door, Total Wine has two loading dock doors and Big Lots has one loading dock door and three drive in doors. The roof was replaced in 2016/2017 with a Duro-Last Roofing System. The 15 year No Dollar Limit (NDL) roof warranty is assignable to a new owner. Electrical service is provided at 480/277 volts, three phase through underground feeders to service equipment in each of the four units. Plumbing consists of copper supply piping and plastic drain/waste/vent piping.
