Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Township 5 is a 500,000 sq. ft. mixed-use center located directly off NY State Route 5 in Camillus, a western suburb of Syracuse and is the only Live, Work, Shop, Stay and Play center in Central NY. Township 5 is anchored by the first Costco in Upstate NY, they have had a tremendous response and continue to increase in both sales and number of members . The other anchor, Movie Tavern opened their only NY State location in June of 2016 and are exceeding expectations and Township 5 is first in their chain for admits and revenue. Township 5 also includes great national and regional retailers and restaurants including: Petco, Metro Mattress, Verizon, GNC, T-Mobile, Longhorn Steakhouse, Red Robin and Mitsuba Asian Kitchen and Hibachi. Vine & Barrel and local upscale wine and spirits store and Branching out Bottle Shop, a unique craft beer store have been open over a year and have been overwhelmed by the amount of business and Branching Out Bottle Shop was named one of the 5 best new bottle shops in the country in 2017. Our fitness and personal training center, ELITE Personal Fitness is performing extremely well and recently expanded. In additional to the these retailers and restaurants, Township 5 is home to over 63,000 square feet of medical office open including Upstate Wellness Center of 25,000 square foot. There are currently 96 residential units open and fully leased and a 92 room Tru by Hilton hotel, filling a large void for a hotel in the western suburbs of Syracuse. Throughout the summer we have our Live@5 event every Wednesday offering live music and food and beverage options from our tenants. This has increased volumes and we have been told we turned Wednesdays in the summer into another “weekend” day.
