Park is on city water and city sewer. The sewer has a pump that was just replaced in 2017. Hotel was extensively renovated 2 years ago. Sites are full all summer and contractors many times rent out all available spots for several months at a time. They have fishing tournaments every Saturday in the summer. The total park is 157 lots and individuals own 97 of the lots and the owners of the campground own the rest. Lots sell from 25k-100k each depending if they are directly on the lake or not. Just the lots if you sold them individually could possibly net 2,000,000 + The restaurant brought in over 550k in 2017. This was with being open only Thursday - Sunday during the Winter and open 5 days in the summer. They don't have a liquor license but it shouldn't be too hard to get one and it could make a lot more with those sales. Read the reviews on Yelp. It's one of the few restaurants in the area and it is very good. I tried 3 of their deserts and they were outstanding. They have 3 docks at the campground that people pull their boats into and come eat at the restaurant.
