Executive Summary
Young America Capital along with Wisconsin brokerage company SFR Realty and Main Line Executive Realty, has been retained by Fox Valley Pro Basketball to manage the sale of the Oshkosh Arena (www.oshkosharena.com) located in Oshkosh, WI. The arena, constructed in 2017 and wholly owned by Fox Valley Pro Basketball, is the sole major entertainment venue within 90 miles of Oshkosh. Having a population of 66,000 people in the city of Oshkosh alone, the arena serves a vibrant local community (755,000 pop. within 60 minutes). Since the opening, the facility has been home to the Milwaukee Bucks G-League team, the Wisconsin Herd (w1isconsin.gleague.nba.com) the arena hosts 24 home games and has seating capacity up to 4,000 guests, generating $78,733 annual revenue from that leasing arrangement with the Herd. Additional ticketing, food and beverage revenue is realized during each game through on-site hospitality operations. The current leasing arrangement with the Herd extends until 2026 with potential to extend the term until 2028 and beyond. The Wisconsin Herd has a devoted and committed fan base bringing guest capacity for each game to 87%, one of the best in the nation. The arena is also recognized as the entertainment hub for the Northeast Wisconsin region, hosting up to 75 concerts, various community and college events as well as the GWBA basketball team the Wisconsin GLO, www.wiscoglo.com, games, the Globe Trotters, boxing matches and circus operators to name just a few. The arena has hosted concerts, festivals and comedy shows including famous names such as: Eli Young Band, Nelly, Ludicris, Train, Air Supply, Lorrie Morgan and Blue Oyster Cult. The facility has negotiated a management agreement with The Oak View Group, www.oakviewgroup.com, to manage the facility for the next ten years. Operations of the facility are completely turnkey with Oak View. The current arrangement is already on track, with booked events and sponsorship, for $8MM/$1.5MM Projected Rev/EBITDA for the next 12 months. In addition, there are “naming rights”, partnership opportunities and other revenue streams available for the arena ownership. The Fox Valley arena neighborhood is known as the Oshkosh Sawdust district, the arena is the anchor property to this 70-acre redevelopment district. The redevelopment plan for the district includes retail, a movie theater, multifamily housing and additional recreational and entertainment uses that will complement the arena and its proximity to Lake Winnebago. Sawdust District | Greater Oshkosh Longer term, the Arena has received interest from several educational institutions (regional and collegiate) to lease the facility for annual revenue potential between $1.5-2.5MM per annum.
