R W Springs is a 496-acre property located in Archuleta County in the southwest mountains of Colorado, approximately 60 miles east of Durango, and at a desirable elevation of approximately 7,000’ above sea level. It benefits from dramatic mountain vistas and access to exceptional fishing in the San Juan River. The ownership of these parcels and their uses are simplified and already agreed upon in a long-term, recorded Development Agreement with Archuleta County. As if development rights, mountain views and river access were not enough, R W Springs also has substantial riparian water rights attendant with the real estate. The property is abutting the Town of Pagosa Springs, which is the Archuleta County seat and the largest population and economic driver of the county. Pagosa Springs is a community almost entirely driven by the local geothermal resource and recreation, with tourism accounting for 31% of economic activity. There are more vested development rights associated with these properties than most developers need to or will endeavor to develop on this site and deliver to this market. As the expression goes, “sometimes less is more.” The overall Pagosa Springs / Archuleta County market is demonstrably under-supplied for housing, both for rent and for sale properties.
