About the Property

$35,000 per month NNN plus CAM expenses for the 4,310 sf building and also the 22,000 sf back yard. The seller also owns a 2nd HQ church. Please do NOT call the City of Belmont and please do NOT tour/walk on/visit the property without an appointment through the exclusive broker, Alexander Kent, at this time because we don't want to inundate the city with calls or cause too much controversy for no reason (like you haven't even written an offer, demonstrated that you have the funding, nor have we accepted your offer). Tours with Alexander Kent are offered by appointment only, Monday to Thursday 8:30am to 4:00pm, or Friday 8:30am to 2:30pm only. Absolutely no tours will be provided on the weekend. The current occupant of the church is NOT the owner/decision maker/client of this exploration process. Please do not call them or disturb them. As the exclusive listing broker for this property, please direct all calls or inquiries including regarding zoning and development feasibility to Alexander Kent, licensed real estate broker at 650-793-0541. Alex.Kent@symphonic-inv.com Once we receive your offers and proof of funds and financial statements, then the short list may call the city to understand a fine tune of what the planning commission and possibly the city council vote might approve. Or, we may choose to reject any and all offers, and just continue to use the property as a church. We are currently asking $35,000 per month NNN on a lease, which includes the 4,310 sf building and a ground lease of the over 1/2 acre of undeveloped land for perhaps additional modular classrooms and play yard. This property has a typical faith based existing use with underlying residential development zoning or R-1B with as many as 6-7 x 6,000 sf lots. This type of zoning also allows for a conditional use permit for many other uses including: 4.2.23 CONDITIONAL USES - The following uses shall be permitted only when authorized by a Conditional Use Permit: (a) Public parks and playgrounds and other public recreation facilities. (b) Golf course, public or private. (c) Public, parochial and private elementary schools and high schools. (d) Kindergartens, nursery schools and day-care centers. (e) Private, non-profit schools and colleges not including business, professional or trade schools and colleges. (f) Churches, parish houses, monasteries, convents and other religious institutions. (g) Public and private philanthropic institutions. (h) Residential Care Facilities serving more than six persons. (i) Public and private, non-profit libraries, art galleries and museums. (j) Public buildings and grounds when found by the Commission to be necessary for the public health, safety or welfare. (k) Public utility and public service structures or installations when found by the Commission to be necessary for the public health, safety or welfare. (l) Incidental and accessory structures and uses located on the same site with and necessary to the operation of a Conditional Use. (m) Television antennas of a height greater than 15 feet. (n) Radio transmittal antennas, but excluding commercial broadcasting facilities. Here is the source of the above CUP uses: https://www.belmont.gov/home/showdocument?id=18132 The main challenge for the property from a zoning perspective is that this area has been identified as the “Four Corners” area, and both the cities of Belmont and San Carlos are trying to deal with the existing heavy traffic in the area due to the other schools. So, the traffic study for any development or intensification of use will be a challenge, but I don’t think that it’s impossible, and we can get plenty of feedback from city planning staff and even planning commissioners both casually and even formally through a “one stop” meeting, before you would submit a CUP application to the city (once we have accepted your lease or purchase offer).
