Marvel Way Mixed Use Complex:
This will be a mixed-use project with the following occupancies.
Retail / Restaurant, Office Space, Multi-Family Residential
We are proposing using Marvel Way as the primary entrance for both vehicular and pedestrian access and using South McCarran Boulevard as a secondary exit. We are proposing a café / restaurant on the street front of Marvel Way to create street presence with an appropriate human scale.
As you make your way onto the site we have created a courtyard, giving the site a central gathering space. Surrounding this courtyard there will be two floors with loft style Retail and Office space with direct access to the courtyard shared space.
We are proposing to use the perimeter of the site for parking and vehicular circulation.
Above the Retail and Office space we are proposing Multi-Family residences. Between the buildings we have open common spaces for the residences. We have steeped the buildings to allow for views towards Mt Rose also allowing the mid-day and afternoon sun into the courtyard space.
This building will implement sustainable practice for both the construction and operation of the structure. We will be looking to achieve Gold Level LEED certification.
