Current lease is 21 year term that started in 2016, but a new lease will be drawn up for this tenant so that NNN is better reflected for the new owner, and CAP rate is achievable. Current tenant desires to retire in the next few years, so an assumption clause will be required so that tenant may transfer lease to a new qualified tenant/operator, which releases current tenant of its obligations thereunder. Current tenant plans to sell the the profitable business to a national or regional chain, or other multi-location preschool operator who would be qualified to assume the lease and ensure continued rent payments and profitability for the buyer of the building.
