The development is on a 4 acre site at the intersection of Monument Hill Road, Deer Creek Road, and Base Camp Road. Access to the site will be from Base Camp Road. The project has been designed with 51,676 SF of extra large self storage units, a 2,400 SF office, and two display buildings totaling 2,100 SF each. Buyer would not have to use the two display buildings, and could instead create extra storage units in their place. As designed, foundations will be concrete, with steel buildings (no sprinklers are required). Drive Isles with be 5” – 6” of asphalt. The office is designed with a tenant restroom and a room for product sales. Security will be provided by cameras, keypad access and individual door alarms. All units will have interior electrical available (for an additional fee). Building #4 will have individual electrical meters and full electrical package. Sellers have projected rents at $.83 to $1.06 PSF.
