PROPERTY INFORMATION LOT SIZE: 69,696 ± SF lot UTILITIES: The improved site is served by municipal water & sewer, electricity, natural gas, telephone, and cable TV. PARKING: There is off-street parking for approximately 60 vehicles. Tenants get stickers for parking and there are also visitor spaces. EASEMENT: There is a pumping station on a separate lot located in the rear of the property. The city has an easement to access the building. BUILDING DESCRIPTION: There is a separate two-story front section with four units. These units 117, 118, 217, and 218 are the largest units in the building and feature high ceilings. The rear three-story section has forty-two units of similar size. Although, units 111 and 211 have different layouts and are slightly larger. YEAR BUILT: The buildings were originally built circa 1868 and converted into apartments in 1985-86 CONSTRUCTION: Wood frame construction, brick and vinyl exterior. ROOF: Asphalt shingle roof approximately 3-4 years old. The roof has architectural shingles and has a warranty. HEAT: The buildings have gas forced hot water baseboard heat. Two brand new HTP Mod Con 850 modulating condensing boilers were added 3-4 years ago. The high efficient boilers provide 94% thermal efficiency. Each apartment has its own valve with thermostat temperature control HOT WATER: At the same time as the boilers were added the landlord replaced the hot water storage tanks. There are three (3) storage tanks in the utility room. Heat and hot water is paid by the landlord. ELECTRICITY: Electricity is not separately metered and paid by the tenant. LAUNDRY: There is a common laundry room with three (3) coin-operated washers and dryers. The machines are leased and maintained by Mac-Gray. However, the contract is close to completion. LEAD PAINT: The owner does not have full de-lead certificates, but previous tests have not found any evidence of lead paint. FIRE ALARM SYSTEM: A new fire alarm system was installed in late 2016. The new system is monitored and connected directly to the fire department. ELEVATOR The building contains two (2) passenger elevators. The elevator contract is with Eagle Elevator. The annual maintenance cost is $2,797.98 ($466.33 every 2 months). There is an annual state inspection ($500) that is required. If there is sale there is a 90 day notice to terminate. But could possibly be reduced to 30 days.
