The Center for Minimally Invasive Surgery, (“CMIS” or the “Property”) is a high volume surgery center with an on-site recovery center that is 100% leased by a joint venture between Surgical Care Affiliates (60%) and a group of surgeons who operate in the facility. The joint venture leases the Property on a long-term absolute triple-net lease with 2.00% annual escalations and a remaining lease term of 11.75 years. SCA is a leader in outpatient surgery which operates more than 210 surgical facilities that perform 1 million procedures per year nationally. In 2017, SCA joined Optum, a leading health services company and wholly owned subsidiary of UnitedHealth Group (NYSE: UNH, Moody’s ‘A3’). The 28,834-rentable square foot Property is comprised of two buildings, with the main surgical center having been constructed in 2002 and then expanded in 2008 with the addition of the recovery care center and additional medical office space. The buildings feature a low maintenance brick exterior with a covered drive through canopy over the main entrance for convenient patient drop-off or pick-up. The facility provides 130 parking spaces for a generous parking ratio of 4.5 spaces per 1,000 square feet.
