EXECUTIVE SUMMARY

This nursery is a wholesale grower and distributor of Bromeliads and Orchids, all produced under the strictest quality standards. The end products provide brilliant, long-lasting color to interiorscapers, mass marketers, wholesalers, garden centers and brokers in the U.S., Canada, and the Caribbean.
The nursery has been in business for 30 years and has developed a reputation for growing exceptional plants. Their staff is dependable and loyal. Currently, the nursery has 40 full-time employees, excluding the owners, and the average tenure is 10 years. The practice of using only the highest quality materials for production, with plants grown in a controlled environment, results in a finished product that is stronger and longer-lived from the beginning. The nursery has an extensive list of repeat customers that have the confidence to purchase their products sight unseen, knowing that the nursery produces consistent quality products.
The ownership has a passion for not only plants, but for nature and the environment. They are consistently looking for ways to minimize their carbon footprint. They are one of the first nurseries in South Florida to substantially invest in solar power and to supplement common
fertilizer use with organic fertilizers.
In addition, the practice of compost recycling is standard operating procedure, as is the use of a reverse osmosis water system at this nursery. With the owner planning to retire, the next owner will be taking possession of a very profitable, exceptionally staffed operation with a long history of doing the right things to help the environment.
Improvements are as follows:
SHADEHOUSES: There are 6 shade houses built with the support poles closer together than average and with 2 levels of roof material. This adds strength to the overall structure and better control of the internal temperature of the shade houses. The crops are grown in
wire tables to keep plants stable, provides good air circulation and keeps the soil well-drained. All the shade houses are irrigated.
GREENHOUSES: There are 3 greenhouses with steel columns and ridged sides. The buildings are fully irrigated with computerized controls and have fans and foggers to help manage temperature and humidity. The houses are set up with stationary wire benches or rolling benches that can be moved to maximize the growing area and minimize the labor needed to move the crops in and out of the houses. Rolling benches better utilize interior production areas, thus eliminating production space lost to the need for having multiple walkways. The 4th and newest greenhouse has a dutch-built moving container system that even further utilizes the growing area and minimizes the labor needed to move the crop.
PACKING & SHIPPING: The packing and shipping area has a concrete floor and is set up with a large staging queue so that plants can be transported in from the growing area and shipped to market. There is a spacious shipping office as well.
OFFICES: There are 2 office buildings. One is a double shipping container, renovated inside to provide an owner's office and conference room, fitted with its own HVAC, and wired for internet. The other is a spacious manufactured building with a reception area, central meeting space, and four private offices. Both buildings are extremely sturdy, were refitted with impact windows, and will hold up better to storms and general wear and tear.
RESTROOM FACILTY: A new building was recently constructed with spacious his and her restrooms.
REVERSE OSMOSIS: The property has 2 reverse osmosis systems with storage tanks, filters, wells, and pumps. The water is taken from the wells pumped through the filters to purify and store in the metal tanks. This treatment takes out the minerals and impurities and is healthier for the plants than ordinary well water. The 2 systems can process 90,000 gallons per day.
SOLAR FARM: The property has a large 84 kw solar system that produces electricity with solar voltaic panels. The owner has reduced electric consumption, before average electric bill of $2,000 per month to approximately $350 per month. The initial cost of the system
was $240,000 and the system has an expected life of 20 to 25 years.
BUSINESS OVERVIEW: Sales have consistently increased over the last few years. The type of plants being grown and sold are in high demand, and have minimal competition from other nurseries. The employees have been at the facility an average of 10 years. The gross sales were in excess of $4 million dollars in 2021. To ensure a smooth, successful transition, and in turn, ensuring long-term success, the owner is willing to help train and consult as needed.
AREA DESCRIPTION: The property is in the Redland agricultural area of Miami-Dade County. The area is known for its agricultural uses, including tropical fruit groves, row crops and nursery operations.
