"Hodges Ward Elliott and Ten-X Commercial are pleased to present the Courtyard Altoona for sale via online auction. The Courtyard is the de facto hotel for the attached 48,000-square-foot Blair County Convention Center (""BCCC""). Given that the rest of the hotels in the competitive set combine for a total of just 4,500 square feet of meeting space, the Courtyard holds a distinct advantage over the rest of the market from a group standpoint. The convention center’s 15,000-square-foot ballroom can accommodate over 1,000 people for a banquet and more than 1,800 for a theatre-style event. Beyond the ballroom, BCCC features a 24,000-square-foot exhibit hall as well as 10 breakout meeting rooms. The Courtyard Altoona has not received a comprehensive renovation this cycle, and has consequently lost significant market share, especially following the opening of the FFI&S and TPS in 2017: 93.3% RPI T-3 through June 2018 v. 113.1% T-3 through July 2017 (first three months with these new hotels in the competitive set). Upon completion of the $2.3 million ($22,000 per key) renovation set for 2019, the Courtyard will feature the best guest experience in the market, which coupled with the Hotel’s premium branding and superior amenity base, will lead to tremendous top-line upside and outsized market share going forward. "
