PROPERTY OVERVIEW

Lease terms negotiable. Do you want the whole 10.56 acres and all 3 buildings? If not, some of the parking lot can continue to serve as overflow parking for the Greenville Convention Center ($1,525.73 a month) and the small free standing workshop can retain its tenant ($650 a month). Will you have an aviation component? This industrial property is located close to downtown Greenville on a well maintained, tree lined street. The buildings sit on 10.56 acres at the Greenville Downtown Airport (airport identifier GMU). The property and airport have ample parking with room to expand. Runway access, aircraft tie downs, and a hanger can be developed. The unique front building (3,410 SF) which has been mostly gutted, could be renovated to contain offices or a restaurant. The large industrial building is connected to the front building by an enclosed breezeway. In the main building (59,317 SF) there is a separate entranceway that can lead to more offices and restrooms as well as the large warehouse/industrial space. Interior has several areas and a roll up door so it can be divided into different work or storage areas. Wet fire suppression system was last checked and was operational 5/2017. Inside ceiling height 19'-1 3/4", with four roll up doors and also includes a drive-inside dock with potential for crane offloading and two docks. Greenville has a low cost of living and all the amenities a big city would have. GMU is centrally located, just three miles from downtown (https://www.visitgreenvillesc.com/), in the heart of Greenville's business district. Right in between main city arteries: Laurens Road, N. Pleasantburg, Haywood Road and 385, the main building offers a convenient location for light industrial manufacturing, corporate offices, warehouse or distribution center, data processing center, call center or aviation related company. GMU is near an inland port which can bring merchandise from the sea via railways lines inland and then put them onto trucks (https://scspa.com/locations/inland-port-greer/). GMU has a restaurant (http://www.runwaycafegmu.com/), museum, Par 3 golf course (https://www.3s.golf/) and playground (http://www.greenvilledowntownairport.com/RunwayParkatGMU.html). An aviation themed Putt-Putt golf course will go in next year near our playground. Normally we have community events near our park. We also do field trips for local school children. Greenville’s local rails to trails walking and biking path, the Swamp Rabbit Trail will be extended to go right by the airport by Spring of 2022. GMU has a thriving aviation community. GMU is the busiest general aviation airport in South Carolina. Only two commercial airports in SC have more operations. GMU has a control tower and more based aircraft than any other airport in our state. GMU has 5 airplane flight schools and one helicopter training company. On field there is a Cirrus (https://pffly.com/) and a Diamond Aircraft Service Center (https://www.flyssc.com/), CATS testing facility (http://www.greenvilledowntownairport.com/CATSTestingCenter.html), several air charter operators, an avionics shop and maintenance shops. A new fuel provider (FBO) is being added so we will have two. One end of one of GMU’s runways has an Engineered Material Arresting System (EMAS) (http://www.greenvilledowntownairport.com/HonorsAwards.html). Plans are to add one to the other end. Many people meet for lunch every Friday at the Runway Cafe. The Upstate Aviation Club usually meets for dinner once a month (https://www.facebook.com/Upstate-Aviation-Club-312071936054033). Our region has Triple Tree Aerodrome (https://tta.aero/) that a lot of people visit for their events. South Carolina has a breakfast club that flies around the state to eat twice a month (http://southcarolinabreakfastclub.com/) and the South Carolina Aviation Association (https://scaaonline.com/) has events. Greenville has an Aircraft Maintenance Tech Program: Greenville Tech: https://www.gvltec.edu/academics_learning/aviation-construction-transportation/aircraft_maintenance/index.html. GMU is in the LAANC program. Greenville has great weather year round for aviation.
