ABOUT DOWNTOWN ST PETERSBURG
Downtown St Petersburg is one of the Tampa region’s premiere office markets. The market is incredibly tight due to its popularity among office tenants, and finding available space can be difficult. The office buildings here are mostly mid- and high-rise office towers, creating one of Tampa’s largest concentrations of Class A office space.
The workforce here tends to be a bit younger, in part due to area’s walkability. Downtown St Petersburg has recently seen a lot of construction and redevelopment, particularly with new apartments and residential condos, increasing its appeal among prospective office tenants. There is high concentration of legal and real estate firms. In addition, downtown St Petersburg has emerged as a burgeoning tech sector market. Among the tech firms who have recently relocated here are L3 Technologies, PandaDoc, and iQor. Downtown St Petersburg has also become a hotbed for co-working office concepts such as Rising Tide, Station House, and WorkLodge.
Although office rents in downtown St Petersburg are among the highest in the Tampa region, there is still a substantial discount compared to the Westshore and downtown Tampa office markets located just across the bay. The relatively lower asking rents continue to draw office tenant interest, as does downtown St Petersburg’s status as the only true office urban environment in Pinellas County. The area is also perhaps the most geographically constrained in the Tampa region, which limits the amount of potential office construction and availability of new office space.
