Built in 2007, Wadesboro Place has a strong tenant mix with 75% of the GLA being publicly traded tenants: DaVita Dialysis, Dollar Tree, and Hibbett Sports. Dollar Tree is an original tenant from 2007, while Hibbett Sports has occupied the property for 5 years. DaVita just recently signed a new 10-year Lease which will commence in January 2020. They are doing an extensive buildout of their space and will occupy approximately 25% of the GLA. Also, this is a re-location for them from their older existing space in Anson County. Other tenants include: Carolina Rehab, KD Nails (since 2007), and Cricket Wireless. The average rents between the 7 tenants is a conservative $11/sf, and at list price the price/sf comes to only $129/sf. Wadesboro Place is located on US Highway 74 W which is the main thoroughfare leading into Charlotte. In addition to being directly adjacent to Walmart Supercenter, other nearby traffic generators include Anson High School (700 +/- students), Atrium Health Medical Center, Fresenius Medical Care, Taco Bell, Sonic, and Murphy USA. Atrium Health Medical Center is a $20M dollar 43,000 sf hospital that was built in 2014. It replaced the aging Anson Community Hospital and is a 15-bed acute care hospital with a 10-unit 24-hour emergency department and 11 rooms dedicated to primary-care physicians and specialists. The facility employs approximately 120 people. Anson County is home to a variety of industries and several years ago Grow Green announced it would build a $250M dollar solar thermal/biomass power plant on approximately 100 acres in the county. Wadesboro/Anson County does get the benefit of being only 50 miles outside Charlotte, which is considered one of the fastest growing metros in the country. The population has grown to more than 2.5 million citizens over the past 15 years and is expected to add nearly 235,000 more people by 2023 (9% growth). Charlotte continues to attract businesses with its low cost of doing business. Currently, there are six Fortune 500 companies located in the region including Bank of America, Lowe's, and Duke Energy.
