Property Overview

First class lab conversion planned for 2022. The building is comprised of 32,190 square feet and is situated on 3.77 acres. The property was built in 2000 and features a parking ratio of 3.5/1,000. It is in close proximity to hotels, restaurants, and other services. It is located between Route 118 and Father Hurley Blvd. The electric service is provided by Pepco. The property has one incoming 1200 AMP electric service. Service is 480V 3 Phase and stepped down to 120/240V. The water service is provided by WSSC. The Property is fed with a 6” incoming fire line and a 1.5” domestic water service which is tapped off a 6” fire line. The domestic water service will be increased to a 2” water service. Backflow preventers will be provided to separate domestic water from lab water systems. The sanitary sewer is a 4” PVC sanitary line which connects to an on-site 8” sanitary service main. Lab waste stream separation will be provided. The gas service is provided by Washington Gas. Gas pressure is 2” high pressure. The floor assembles have a loading capacity as follows: First floor load: 100 lbs./sf and Roof structure floor load: 55 lbs./sf. The slab heights between floors are as follows: 20’7” clear to underside of deck at high point in the center of building and 19’5” clear on the front and rear of building, 17’ approximately to underside of structural roof trusses which are separated at 5’9” on center. The typical bay size is 40’ x 30’. The perimeter monitoring system is provided by Kastle Systems. Newly installed building standard voice communication speakers, fire pull stations, fire alarm strobe lights, smoke detectors, exit lights, fire standpipes, fire extinguishers and cabinets will be provided. An automatic fire sprinkler system is provided to accommodate Ordinary Hazard Group II. Fiber optic cable is provided by Verizon. Cable service is proved by Comcast. A new roof will be installed. The Property is equipped with a total of 5 possible loading docks at 48” high and can accommodate a 53’ tractor trailer.
