This property is 178 acres with an impressive 3,200 Linear feet of frontage along Palm Beach Blvd. Historically this site was utilized as an agricultural operation. However, the owner is now starting the process of seeking residential and commercial entitlements. The property is one of the few large vacant land tracts within this corridor with a future land use supportive of residential and commercial Development. The Urban Community Land use allows for a maximum density of 6 homes per acre, with commercial uses permitted along main roads. Previously this property started the rezoning process. However, the application was withdrawn before its completion. Previous discussion and submission to the county contemplated 694 residential units, 200,000 square feet of Commercial Development, and a 150-key hotel. This plan made it quite a way through the rezoning process, and an extensive amount of engineering work was completed. However, the application was ultimately withdrawn by a previous owner. The current owner is in the process of rekindling this failed zoning to see the project through. The water and sewer are currently 5 miles west on State Road 80. Therefore, an onsite well and package plant were considered for potential development. Due to the costly nature of utility extensions, onsite utilities are believed to be the most likely option for water and sewer. The Highway 80 corridor has recently become a hot spot for new residential and commercial development. Developments such as River Hall and Babcock Ranch have become top-selling communities due to their affordable prices and close proximity to Fort Myers. However, this eastern corridor lacks land availability like most of the Southwest Florida region. The Alva 178 has the size and the future land use to become a viable solution to the housing crisis currently plaguing Southwest Florida.
