Great opportunity in Augusta, GA for multifamily development in an OPPORTUNITY ZONE! The parcel adjacent to Vintage Creek is zoned R-3B. The minimum lot area per dwelling unit is 2,500 SF. The parcel off Bayvale is currently zoned P-1 (Professional). After speaking with Planning and Zoning about changing the P-1 zoning to R-3B, it was revealed that this parcel was zoned R-3B prior to being rezoned to P1 in 2013. The reason it was changed was to allow development of a safe homes facility for women in which they wanted to build a community meeting facility. We were told that it should be no problem changing the zoning back to R-3B to allow for multi-family development. Although the land adjacent to Vintage Creek appears somewhat landlocked, we have access from North Leg Road via an existing easement which grants us the right of use over and across all paved areas of the Vintage Creek parcel for ingress/egress to and from North Leg Road. WATER AND SEWER UTILITIES ARE ALREADY IN PLACE and run along our southern boundary line. It appears that these utilities were designed to accommodate further development and expansion of Vintage Creek. Most, if not all, of this parcel appears to be good usable land that would require minimal earthwork to clear and achieve grade. The parcel off Bayvale is being offered in this deal as well so that there could be secondary access to the land and one that would allow a construction entrance off Bayvale. There is a small creek that runs along the western border of the Bayvale lot, but should not hinder development.
