The subject property is a freestanding NNN Corporate McDonald’s Ground Lease located at the signalized intersection of Grocery Avenue and Senseny Road in Winchester, Virginia. Winchester is located approximately 75 miles west of Washington, D.C. McDonald’s signed a long-term Ground Lease in 2007 and currently the Lease has more than 13 years remaining. The Lease contains a 10% increase in 2027 and in the option periods (4x5 year options to extend). The property is 3,915 +/- sf and sits on approximately 1.49 acres of land. As of March 31, 2019, McDonald’s operated 37,971 restaurants, including 35,278 franchised restaurants. McDonald's Corporation, based in Chicago, was founded in 1940 and last year reported revenue of $21B and a net income of $5.9B. Frederick County, the county in which Winchester falls, has experienced a tremendous amount of economic growth recently. Frederick County’s largest private employer, Navy Federal Credit Union, just recently spent $102 million on expanding their call center. The four story, 240,000 sf expansion will create 1,400 new jobs and more than double the size of the facility’s current workforce. In addition, the $135 million FBI Central Records Complex is slated to open Spring 2020 in Frederick County. The 59-acre site with a 256,000-sf facility will employ nearly 500 people, with most coming from Winchester. The Automated Store and Retrieval System (ASRS) will contain over 360,000 records storage bins. Other companies based in Winchester include American Woodmark, Trex, and Rubbermaid Commercial Products. Currently, there are over 6,000 residents located within 1 mile of the McDonald’s, and over 61,000 residents within a 5-mile radius (with a growth rate of 6% over the next 5 years). The area surrounding the McDonald’s is a well above average income area, with the AHI within 1 mile of the McDonald’s being over$93,000 and over $86,000 within 5 miles. The McDonald’s sits as an outparcel to a 56,000-sf shopping center which is leased to Anytime Fitness, Subway, an Asian and pizza restaurant, and a dry cleaner. The anchor tenant of approximately 34,000 sf was a former Shop & Save (8 +/- years remaining on Lease). The property was originally built for Food Lion in 2007, but when Royal Ahold/Delhaize merged, they converted the grocer space to Shop & Save. Although the grocer performed well in this location, they ultimately closed it due to a competing Martin’s that is in the immediate area.
