Located adjacent east of the prestigious Ritz-Carlton, this property presents a unique opportunity for a grower or investor to utilize the extensive site and greenhouse improvements that were previously used as a major flower and plant growing facility. The property further benefits due to its mid- to long-term development potential along the California Gold Coast, with excellent access and close proximity to the San Francisco Metropolitan area as well as the International Airport and Port of San Francisco. This turnkey property is improved with multiple structures including fiberglass, glass, and polyethylene greenhouses. Included are heated benches, boilers, paved walkways, and complete irrigation systems. Additionally, there are warehouses, coolers, loading docks, and other agricultural support infrastructure. Divided into four ranges, known as Main, Center, Shibah, and South, each range can be independently operated with atmospheric controls and computer controlled irrigation. With the dissolution of prior ownership (Bay City Flowers), the demand for floriculture and other nursery stock has significantly increased in the region and throughout the Western States due to the impacts of Covid. The property offers significant upside potential for an established grower or investor to utilize the existing facilities for a wide range of agribusiness operations. The property was previously leased to a hemp operator, but is currently mostly vacant. Extremely well located, it is situated less than one mile from the Pacific Ocean, adjacent east of the Ritz Carlton, Half Moon Bay Resort and Golf Course. WATER: Irrigation water is provided by municipal water, supplemented with rain water runoff and recycled water that is captured and filtered within two onsite ponds. Water storage capacity totals 4.5 acre-feet (about 1.5 million gallons). In addition, the ponds are supplemented by three storage tanks with a total capacity of 127,000 gallons. Irrigation is distributed in numerous methods onsite, including computerized growing using flood tables/benches, drip irrigation, misters, and traditional faucet/hose drip systems. UTILITIES: Water is provided by the City of Half Moon Bay and natural gas and electricity from PG&E. AT&T telephone service and propane delivery are also available. There is a private septic system and a solid waste treatment facility located onsite. IMPROVEMENTS: Main Range: The Main Range area is comprised of 23-buildings, including greenhouses, offices, coolers, and shop areas. The improvements, as identified by the property owner, total 347,865 SF. The benches and growing tables range from basic wood (fixed) pallets on crates and concrete blocks to sophisticated, rolling aluminum flood irrigation tables and troughs, on heated benches. Building foundations in this range are both concrete slab and perimeter. Greenhouse walls and roofs are comprised of glass and fiberglass (Dynaglass) with mostly steel framed construction and some older wood frames. The coolers are steel-framed construction with blown-insulated metal siding. The majority of the shop buildings are metal framed with fiberglass or metal walls and roof. Please note that the owner’s size estimates were confirmed using aerial measurements. Center Range:The Center Range area consists of 12-buildings, including greenhouses, hoop houses, coolers, and shops. The improvements total 250,153 SF. Improvements in Center Range are similar to the Main Range with the exception of the hoop structures, which consist of metal and/or wood frame arches that are covered by polyethylene. The hoop structures are more minimal in design as compared to the greenhouses, and are typically irrigated by hose and faucet irrigation systems. Shibah Range The Shibah Range area of the Main Facility is the “flagship” structure of the former Bay City Flower Company. This range contains one very large building (The Shibah Robotic Greenhouse Facility), comprised of 151,200 SF of automated, computer controlled greenhouse, fully enclosed with a glass roof and walls over a steel frame. Constructed in 2000 for approximately $6,000,000, this facility has computer-controlled ebb and flood tables (“Priva”), piped hot-water heating, top venting with HAF fans, and a 2-layer heat/shade system. In addition to automated irrigation controls typical throughout the Main facility greenhouses, Shibah is equipped with robotic plant potting, sorting, packing, delivery, and washing systems. There is an automated train and crane system to lift and move entire growing tables, allowing the ability to relocate them efficiently to other rows or areas of the greenhouse. The Shibah house has multiple boilers with excess capacity that will reportedly support an expansion to three times the current size of the facility. The boilers are also computer controlled. South Range The South Range is comprised of 10 buildings, including greenhouses, ag tunnels, hoop houses, and shop area. The improvements total 457,466 SF. The improvements in South Range are similar to the Center Range with the exception of the hoop houses and the retractable Saran House. The hoop houses in the South Range have fiberglass front walls and mesh walls/ceiling with a fan and irrigation, but with fixed pallets on crates for benches. The retractable Saran House allows the mesh roof to be opened or retracted to allow for full sun exposure.
