Warehouse/shop with office suite on a quiet but easy to access street in the heart of Chubbuck. Steel construction building built in 2004. Central A/C and heat for the office and gas heat for the shop. VERY clean and solid building. The shop has 2 doors, one is 12x12, the other is 10 tall x 18 wide. Square footage breakdown as follows: there is approximately 3100 square feet on the first floor--about 2300 of it is the shop, the remaining 800 or so is the office suite. The office space consists of a 250 square foot lobby and 4 offices. Three of the offices are attached to the lobby, and the fourth is accessed from the shop. The bathroom is large (10 x 7), has a shower and I believe it to be fully ADA compliant. There is a bonus area of approximately 1300 square feet above the office suite that is unfinished which has primarily been used as storage and is ADDITIONAL to what is advertised...so there is a total of 4,400 SF under roof including the second floor storage. Head room on the second floor is approximately 6 1/2 feet so most adults can walk around without hitting their heads--and some or all this area could also be used for office space if needed. This unit is one of 3 in the same building, and the parking spaces listed above are shared with the the other tenants. But they typically only use 1-2 spots at a time. To clarify the numbers listed above: I am looking for a minimum of a 2 year lease. The base monthly rate is $2,650 (times 12 = $31,800 annually). Utilities, property taxes, snow removal and lawn care are an additional $705 per month based on the existing tenant's usage, which I will assume to be typical. So the triple net monthly amount is $3,355 per month and includes all utilities, taxes and exterior maintenance. Tenant pays these expenses to the landlord directly as a fixed part of their lease, and these numbers may change based on usage or an occasional property tax increase. I am looking for a tenant that will treat my property carefully and I reserve the right to charge more rent if I feel (totally subjective) that your business may result in excessive wear--so let's visit. Security deposit will usually equal one month's rent (might be more based on your business) and must be paid in full prior to occupancy. Current tenant is leaving at the end of April.
