Verizon, relocating to the Property from an inline shopping center location 3.3 miles north to what is now the premier retail corridor in San Marcos, is operating under a ten-year triple net lease with approximately nine and a half years remaining. Landlord responsibility is limited to primarily to structural components, an obligation that is generally mitigated given the Property’s recent redevelopment. Base rent will increase 10% in September 2024, as well as at the start of each of two, five-year option periods, providing a return of more than 33% across the entire period should the Tenant exercise all options.
