Storefront is located ideally on Pennsylvania Ave and and extremely busy metro bus stop, 7 metro bus lines uses the bus stop right in front of the store. . A huge liquor store at next door is opened early last year. The liquor store next door and corner US post office at the end of the block generate heavy foot traffic all day. There is an alleyway between the liquor and a 5-story residential building "The Greys at Pennsylvania." Customer short term parking available in the alleyway next to the "Greys at Pennsylvania" and the liquor store. ***** Formerly a deli carryout restaurant. The kitchen and hood facilities and all the rest removed for conversion to a medical marijuana dispensary. But DC health dept withdrew the license without a just cause and re-awarded on a competitor. The tenant took it court and fought for for 3 years tying up the property during the trial. The property was finally released in Feb 2022 when the tenant lost the trial. Landlord took the property back and put it back in the rental market and applied for construction permit to start the remodeling work. The application process took more than a year with many delays. A new tenant signed a lease who wanted a small local pharmacy. But the tenant did not want to wait for long-delayed permit and go through the remodeling phase. The long-waited construction permit finally was issued in July of this year but without a tenant to finish up remodeling.
