About Rancho Dominguez

Rancho Dominguez is a centrally located industrial hub that lies a few miles north of the twin ports of Long Beach and Los Angeles. The area is ideally situated along several important transportation corridors. Interstate 710, the main highway leading out of the ports, forms the eastern boundary of the neighborhood. And the Alameda Corridor, a 20-mile long freight line connecting the ports to the national rail system near downtown Los Angeles, runs directly through Rancho Dominguez.

This is primarily an industrial community, with numerous small- to mid-sized manufacturing firms, particularly those in machining, fabricated metals, packaging, and tooling parts for the nearby refineries. The area’s prime location near the ports and along major transportation corridors also makes it a desirable destination for warehousing and distribution operations. Most of the area’s largest businesses are involved in logistics and shipping in some capacity. Wholesalers and service firms are also well-represented in the local tenant mix.

Despite very low industrial vacancies in Rancho Dominguez, there has been little new construction recently. Rent levels are more affordable than in other areas of the region, making the neighborhood attractive to occupiers seeking proximity to industry and transportation at a lower cost.
