Caseyville, IL is 10 miles east of downtown St. Louis on I-64. Caseyville had a population of 4,425 in the 2010 census and is just outside the St. Louis metropolitan area. The property is only 8 miles from Busch Stadium where the St. Louis Cardinal’s baseball team plays over 80 regular season home games a year. Scott Trade Center, where the St. Louis Blues ice hockey team plays over 40 regular season games a year, is also about 8 miles away. The property has been well maintained. 52 of the units were built in 1986. The remaining 31 units were built in 1996. With its concrete construction and metal roof the property has a long future life expectancy. There have been many recent improvements. New carpet, padding and cove base was replaced in 46 rooms, hallways and stairways in January 2017. All rooms, hallways and lobby have been painted. The phone system has been replaced. The fire panel and all accessories have been replaced at the cost of $25,000. An ice machine and water heater have been replaced. Granite vanities and tub surrounds have been installed. Ceramic tiles have been installed on the bathroom floors. The building exterior has been painted. Gutters and face boards have been repaired and replaced as necessary. New furniture was also recently installed. The owner performed the above improvements to convert to a Days Inn or other franchise but plans changed when their son was not interested in running the hotel. That is why they decided to sell. To complete the Days Inn conversion the owners feels only the following are needed: new bedding and curtains, some improvements in the breakfast and public areas and signage.
