About Central Expressway

The Central Expressway office node stretches north and south along Interstate 75 from the central Dallas towards LBJ Freeway. Traveling north, the highway acts as a primary gateway towards the northern suburbs, and carries commuters who work in downtown, uptown, and key employment areas in Collin County. A mix of high-end retail and multifamily properties and access to DART light rail make a strong value proposition for tenants in the area.

Central Expressway’s office market is best described as diverse, offering options for a wide variety of tenants. While most existing buildings are smaller and generally older, 20 buildings are greater than 200,000 SF, and new development is reshaping the area. CityPlace Tower is the largest building along I-75. The mixed-use development at Park Lane brought an outdoor shopping center, condos, and the largest office development in recent years. Further, the area is home to North Park Center, one of the premier shopping centers in Texas. Sections of Highland Park and University Park rest in the area and include high-net-worth households with some of the strongest buying power in the metro.

Close proximity to top-tier areas and limited new supply have supported higher rents compared to the metro norm. However, asking rents are at a discount compared to neighboring office nodes in uptown and Preston Center, two areas with top-tier office properties.
