Furthermore, Victoria Hills is located within the Victoria Park community, one of Central Florida’s best amenity communities catering to families and active adults with significant new home sale growth in the past 24 months While Victoria Hills Golf Club is not currently profitable, an experienced operator with a vision for the club could turn it into a thriving asset with a few additions and/or tweaks to the operating model. Additionally, the club no longer has to pay for expensive reclaimed water which will save approximately $100 k per year and by self-managing, a buyer would save another $100 k and be break even day one of new ownership. Furthermore, significant renovations were made to the clubhouse in 2018 making it a more efficient operation overall. In our Pro Forma Business Plan on Page 31, we present a few business strategies to turn the performance around and improve The Club, overall. Based on our Pro Forma Business Plan, a positive NOI/EBITDA of approximately $103,451 should be achieved by end of year one of new ownership with NOI/EBITDA surpassing $300,000 by end of year five of new ownership.
