The long time family owned and operated portfolio consists of Harvest View MHC (194 lots) and Hickory Haven (129 lots), which are just 7 minutes (4.8 miles) from each other via WI-11 West. Wisconsin MHC 2-Park Portfolio is approximately 33 miles from Milwaukee and 72 miles from Chicago. The communities are serviced by well, wastewater treatment plant, and curbside trash, all included in rent. The majority of the unit mix, 94%, is made up of tenant owned homes with an average lot rent of $493 across the portfolio. The rents are notably low compared to the many communities in a 45 minute radius with lot rents between $700-$900. We are looking for an investor who can continue to maintain and improve the quality of the communities for the residents while also implementing their business plan and hitting their proforma projections needed.
