This facility was constructed due to a very low number of vacancies in the other storage facilities in the area and is intended to be sold pre-revenue. None of the other facilities are gated, fully fenced and have temperature controlled buildings with 33 security cameras and a monotored alarm system. However, the property currently has a little over 20% ($2100 oer month) of the storage units rented in the first 6 weeks of being open, along with 100% ($4000 per month) for the 4300 square foot building. The cap rate calculations assume the facility is full (less a 5% vacancy) and includes deduction of the operating expenses. This is a new 4.19 acre self-storage business including gated, secured access outside units, RV, trailer vehicle parking, inside temperature controlled units. The secured access system is designed by Storable and Easy Storage Solutions. It allows online signup for tenants requiring the rental agreement and other documents to be provided and/or signed at the time of the rental agreement. Controlled access to the outside units is controlled by the gate and the inside storage has a second access by one of 2 doors. If a tenant is current on the rent, access is granted, but automatically restricted if payments are due. The software is very interactive with notices, text, email and payment receipts without the need to daily monitoring by management. There is a monitored alarm system in both buildings for after hours security. The entire outside area and building perimeter is lighted at night and there are 33 security cameras with 24/7 recording of outside and inside the buildings. Access it from 6:00 am until 8:00 pm daily in order to maintain after dark security for the tenants. The main building is leased to Fishers Peak Construction at $4000 per month and the storage building is complete for self-storage leasing which began during the end of May 2023. There are currently 47 inside units in place as of June 25. There are also 62 outside units that were also installed at the end of June. There are currently 23 RV/trailer/vehicle spaces, 20 more being added now, with room for at least 100 outside storage units and outside spaces for expanded revenue. Other than the lease with Fishers Peak construction and the aforementioned new unit rentals, this property is being offered pre-revenue with financial projections available upon request for qualified buyers. The lease with construction company for one building is negotiable for possible new owner occupancy.
