Maple Creek Apartments is a 247-unit community located on the west side of Indianapolis, IN. Built in 1968, the property is comprised of 23 all-brick buildings with flat rubber roofs which have all been recently replaced. All the buildings have 3 stories with the first floor being sub-level. The first floor of each building houses three units, all of which were vacated and taken down to the studs years ago. Thirty-six of the sixty-nine first floor units remain in this condition. Thirty-three of the first floor units have been substantially rehabbed. In addition, 15 upper level units have been ugraded for a total of 48 rehabbed units. There are currently 46 of the units under the IHCDA – CDBG Affordability Program. To qualify to live in these units, the resident’s income must fall below a certain level of Area Median Income to participate. The required income level varies by unit between 30% to 80% AMI. The property offers a variety of garden style unit types from studios to four-bedroom units, with the majority of the units being 1 bed / 1 bath (42%) and 2 bed / 1 bath (43%) units. The third-floor units all have a balcony, and everyone enjoys total electric living. Property amenities include a swimming pool with sun deck, grilling area, pet park, playground and a laundry room in each building. Located at the intersection of Holt and Michigan Road, the property sits just blocks south of the Indianapolis Speedway, where the annual Indianapolis 500 is held, among many other events. The Indianapolis Downtown CBD is a short 5-minute drive to the east. Interstate access is also nearby with an I-70 exchange just blocks south of Maple Creek on Holt Road.
