Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Greenway Plaza is a master-planned mixed-use development with over 50 acres of prime frontage on the Highway 59. The complex has 10 main commercial buildings that contain 4.25 million square feet of Class A office space. In addition to office buildings, the complex contains a hotel, condominiums, retail space and a full service food court. The buildings in the complex are interconnected by bridges, tunnels, and walkways. The well maintained and manicured campus is a major employment center for the Houston Metro area. Upper Kirby is the one area's major commercial corridors. Though the area is surrounded by affluent residential neighborhoods, the commercial corridor did not develop the same panache.
