The City of Bethany (approximate population 3,149) is the county seat of Harrison County (approximate population 8,615) which is located in north central Missouri. The City is located at the intersection of Interstate 35 and U.S. Highway 136 approximately 90 miles northeast of Kansas City, Missouri and 104 miles southwest of Des Moines, Iowa. According to the most recent traffic volume maps provided by MODOT (2015), I-35 has traffic counts of approximately 12,000 per day and Highway 136 has traffic counts of approximately 2,000. Property amenities include refrigerators & microwaves, pet rooms with hardwood floors, seasonal outdoor pool, Wi-Fi throughout, truck parking, continental breakfast, and a meeting room. Room night demand is generally met by the 40 rooms in the main building and in previous years the current operators have been able to shut down the south building during the winter months to reduce costs while still meeting seasonal room demand. While there are certainly benefits to the independent model (i.e. no franchise fees) and revenue has been substantial and consistent (over 500k for 12 consecutive years), there is the potential for upside by flagging the property and either increasing occupancy or ADR. The property is absentee owned and cash flow continues to support remote management but the property is also a great fit for an owner-operator.
