Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

Since 1958, IHOP® has been the place where people connect over breakfast, enjoy study breaks, grab a bite before or after sporting events, and so much more. And no matter what menu items they order, there’s one ingredient that’s always constant — a smile. They've seen millions of smiles over the years in their restaurants, and now shared in photos across their social properties. In fact, smiles are so much a part of their culture that they changed their logo to include one. This is just one of the many fun and exciting changes you can expect from IHOP®. Because they know the shortest distance between two people is a smile. For more than 63 years, IHOP has been a leader, innovator and expert in all things breakfast, any time of day. The chain offers 65 different signature, fresh, made-to-order breakfast options, a wide selection of popular lunch and dinner items, including Ultimate Steakburgers.

Sports Clips began in the early 1990s, Gordon Logan recognized the huge potential, and relative lack of competition, in the men's and boys’ haircut market. They wanted to create a place where guys could take care of one of life’s necessities – a haircut – and feel comfortable when they walked in the door. Assembling a group of passionate industry professionals, Gordon and their team worked together to develop the unique Sport Clips Haircuts concept most know today. While the Sport Clips logo and store design have changed since the first location opened in Austin, Texas in 1993, Gordon’s goal, and Sport Clips’ mission - to provide a “championship haircut experience in an exciting sports environment” - remains the same.

About Oceanside
Oceanside rests along the northern stretches of San Diego, lining the coast just south of Camp Pendleton and Orange County. The coastal city continues to add new bars, restaurants, apartments, and boutique hotels within a stone’s throw of the Pacific Ocean. Its location also provides easy access to north county population nodes via three arteries, the I-5 and state routes 76 and 78, in addition to the Sprinter light rail that connects the community to San Marcos, Vista, and Escondido.
Consumers spill into Oceanside’s retailers along local thoroughfares, which provide great visibility and high traffic counts. Local and national tenants from 88 Ranch Marketplace to Panda Express can tap into the roughly 100,000 daytime employees in the area and more than 100,000 households with consumer spending exceeding $3 billion.
Tenants can join a diverse mix of retailers consisting of national chains and local boutiques. Demand for space has increased here, in part because retailers can often find space at a discount compared with other coastal north county neighborhoods.
