About North Industrial
Charlotte’s northern suburbs such as Huntersville, Cornelius, and Davidson are uniquely positioned for industrial development. This area combines a rapidly growing population and highway connections proving attractive to e-commerce and other distributors. Parts of the area had remained rural until recently, leaving large tracks of developable land available for continued expansion. Easy access to a large industrial talent pool as well as being within short drive to the University of North Carolina at Charlotte and its engineering school and University Research Park give manufacturers a competitive advantage for research and development.
Industrial development in the northern part of the Charlotte market is clustered along Interstate 77 and the more recently completed outer loop highway, Interstate 485. I-77 offers access to rapidly growing suburbs around Lake Norman while also providing access to the industrial markets and population centers in the Midwest. I-485, on the other hand, provides quick access to the global reach of Charlotte Douglas International Airport and its air cargo services, as well as the airports intermodal facility, which connects to a Norfolk Southern rail line terminating at the Port of Charleston.
