RV Park Located in the middle of the world famous “Paiute Trail” in Utah. This is a destination Park and is a well-established RV Park in the middle of the world famous “Paiute Trail” with over 2,200 miles of trails to ride which is the main attraction. This area is rich in mining history and we are located 1 hour 15 minutes north of the National Parks including Bryce Canyon and Zions. We sit in a valley of lush green mountains with awesome views! Besides the world famous Paiute Trail System there is lots of fishing, boating and rafting close by. The owners built this RV Park and owning this RV Park is like living the dream. We are open 6 months and off 6 months. The park is capable of being open longer if a new owner wanted to do that. It has been in business for 12 years and is the nicest RV Park in Marysvale, Utah. This RV Park is on approximately 13 acres. This RV Park has 77 RV Spaces. 70 are pull thrus that are 61’ long and 34’ wide to accommodate today’s larger rigs. We can also accommodate rigs over 65’ long. There are 7 back ins of which 5 of them are 85’ long x 34’ wide and 2 of them are 55’ long x 36’ wide. There are 2 beautiful cabins with King size beds, their own privates baths, wide screen TV’s, coffee bar and more. The Cabins were just built 4 years ago. This park has outside storage for RV’s and a SXS/ATV Wash. We have a perimeter fire pit area around the park with Cabanas, a very large fenced in dog area and a large grass area for kids and adults to play baseball, football, corn hole and just enjoy the grass. There is a store/off building and laundry/shower facilities. The laundry room has new coin operated washer/dryers that are 2 years old. The Showers are also coin operated. This park has its own well water system including a pump house. We recently replaced all the pumps that were 10 years old and put new ones in. This park also has its own sewer system. There is plenty of potential for expansion if you want to add more Cabins and/or RV spaces or rent SXS & ATV’s. There is a separate additional 6.54 Acres that has a 1700 square foot Log Home and a 2500 square steel building garage, which overlook the RV Park. This has to be part of the sale. It can be used as the owner’s home or can be rented out like our small cabins are rented for additional income.
