ENERGY STAR® Energy Star is a program run by the U.S. Environmental Protection Agency (EPA) and U.S. Department of Energy (DOE) that promotes energy efficiency and provides simple, credible, and unbiased information that consumers and businesses rely on to make well-informed decisions. Thousands of industrial, commercial, utility, state, and local organizations partner with the EPA to deliver cost-saving energy efficiency solutions that protect the climate while improving air quality and protecting public health. The Energy Star score compares a building’s energy performance to similar buildings nationwide and accounts for differences in operating conditions, regional weather data, and other important considerations. Certification is given on an annual basis, so a building must maintain its high performance to be certified year to year. To be eligible for Energy Star certification, a building must earn a score of 75 or higher on EPA’s 1 – 100 scale, indicating that it performs better than at least 75 percent of similar buildings nationwide. This 1 – 100 Energy Star score is based on the actual, measured energy use of a building and is calculated within EPA’s Energy Star Portfolio Manager tool.

About North Michigan Ave
Located in the heart of Chicago’s Streeterville Neighborhood, North Michigan Avenue is more famously known by its other name, the Magnificent Mile, due to its densely packed row of luxury retailers and gourmet restaurants. Katie Steele, Senior Vice President
Previously, Katie served as vice president of U.S. Equities' asset management group, where she lead the leasing at 737 North Michigan Avenue, 939 North Avenue, 676 North Michigan and 150 East Huron, as well as being an integral part of the team leasing 515 North State. Katie was successful in keeping the majority of her 1.3 million square foot portfolio at 90% or better occupancy rate and played a key part in multiple building renovations, and building creative and effective marketing campaigns for each property. In the past, Katie represented such clients as UBS Realty Investors, Principal Real Estate Investors, and Omni Hotels Corporation.
Today, Katie represents a more diverse portfolio of assets, including large Class A loop properties, medical and mix-used buildings, and loft properties in River North. Recently she played a key role in guiding ownership through several building renovations at 200 W Madison, which was a 2016 TOBY award winner. And, at 150 E Huron, she was able to expand the office RBA in order to negotiate a 30,000 SF lease, ultimately bringing the building to 100% occupancy. Katie has developed a solid track record of successfully creating value for all her clients. At Tranwestern, she has represented major landlords including Bentall Kennedy, Northwood Investors, FD Stonewater, Fortress Investments, Shorenstein Realty, and Driftwood Hospitality.
Eric Myers, Executive Vice President
During his 28 years in commercial real estate, Eric has completed over 8 million square feet of leases, covering an array of assets, from suburban to downtown Chicago office buildings, both single-tenant and complex multi-building projects, often times requiring complete repositioning and redevelopment. Eric has a track record of quickly leasing up underperforming assets shortly after being awarded leasing, such as bringing The Rookery from 81% to 100% leased in six months, and 203 N LaSalle from 61% to 74% leased in three months. Eric’s clients include STRS Ohio, Metropolis Investment Holdings, BentallGreenOak, Blackstone, Sumitomo Corporation, FD Stonewater, s.boehme & co, The John Buck Company, Tishman Speyer, Teachers, Madison Capital, and Shorenstein Realty.
Prior to joining Transwestern, Eric served as a principal at Avison Young, where he was the national leader of the firm’s Landlord Agency Affinity Group and was responsible for agency leasing downtown and across the suburbs. Before his time at Avison Young, Eric was a senior director of leasing at Tishman Speyer where he was involved in the negotiations with CME for its 400,000-square-foot lease, as well as leases for Dykema Gosset, Wells Fargo and BP at the newly named CME Center.
