About Herndon
Located in western Fairfax County, Va., Herndon sits just 20 miles from Washington, D.C. This pre-Civil War town has kept its small-town charm, but its office market is undergoing a transformation.
Amazon put Herndon firmly on the radar when the company moved its web services business here in 2017, making the town a desirable location for developers, investors, and tenants.
Along with Herndon's proximity to Data Center Alley in the Dulles Technology Corridor—one of the country's largest technology regions, behind Silicon Valley—Amazon's new expansion into Crystal City, Va., and the planned Silver Line Metro rail expansion have the area poised for explosive growth. While Herndon hasn't seen any new construction in a decade, more than two dozen projects totaling millions of square feet of new office space are in the proposed pipeline.
Herndon's office landscape stands to benefit from the Silver Line expansion, which will see two new Herndon stops unveiled in the second half of 2020 as the service extends to Dulles Airport and beyond. Nearly 2 million square feet of office space exists within a half-mile of the closest proposed station, Innovation Center, with more offices to come. The growth of Data Center Alley in and around Dulles Airport and the greater Loudoun County area could be the demand driver Herndon needs to fill vacancies and develop future projects.
