Located in western Fairfax County, Va., Herndon sits just 20 miles from Washington, D.C. This pre-Civil War town has kept its small-town charm, but its office market is undergoing a transformation.

Amazon put Herndon firmly on the radar when the company moved its web services business here in 2017, making the town a desirable location for developers, investors, and tenants.

Along with Herndon's proximity to Data Center Alley in the Dulles Technology Corridor—one of the country's largest technology regions, behind Silicon Valley—Amazon's new expansion into Crystal City, Va., and the planned Silver Line Metro rail expansion have the area poised for explosive growth. Herndon's office landscape stands to benefit from the Silver Line expansion, which will see two new Herndon stops unveiled in the second half of 2020 as the service extends to Dulles Airport and beyond.
