Edgewood and Sawmill Estates is a former mobile home park that burned in the Camp Fire in 2018. It consists of two parcels, Edgewood is on 11.17 acres and consists of 23 spaces. Sawmill is on 11.09 acres and consists of 22 spaces for a total of 45 spaces. There are separate entrances on both Sawmill and Edgewood. With a density of 2 pads per acre it used to be the highest quality park in Paradise. There is ample space to put additional homes in the park. The photos in the marketing package also show the park prior to the fire. As the pre-fire photos show, Edgewood and Sawmill were extremely high quality senior parks in a very desirable retirement community. Since the Camp Fire there has been many upgrades to the park. Complete PG&E repair, state certified, and HCD tagged meters were done for $500,000. Lateral sewer lines from septic tanks to utility junction to each lot was done for $20,000. Logging was completed for $44,000. Butte County tree ROE was completed June 2021 and the owners now have full state certification. See the following two pages. The electric pedestal was replaced at the agriculture well in Edgewood. The water delivery system has been repaired with water delivery to each utility junction to each lot for $20,000. Water quality has been lab tested at Edgewood and passed. The Sawmill water system is repaired and ready to be tested. The back flow valve has been repaired and replaced. The streets and driveways were all preserved in the clean up of the park, so at this point the park is ready for the installation of the new homes. Paradise is a town in Butte County, California, in the Sierra Nevada foothills above the northeastern Sacramento Valley. In 2010 the town population was 26,218. On November 8, 2018, a major wildfire, the Camp Fire, destroyed most of Paradise and much of the adjacent communities of Magalia, Butte Creek Canyon, and Concow. Fueled by housing construction, the population of Paradise rose from 4,608 people as of Jan. 1, 2020, up to 6,046 a year later. Paradise is served by the Paradise Unified School District, as well as by several independent charter and private schools. The Paradise/Magalia area is served by the "B-Line" Butte County Transit. Residents and visitors enjoy tall pines and majestic oaks, cooler summertime temperatures, occasional winter snowfalls, and an engaging environment.
