About Downtown Tampa
Downtown Tampa continues to grow, bolstered by a fast pace of multifamily and office development activity, in addition to a steady increase in the number of Bay Area residents that call the urban core home. The area is expanding in multiple directions, from Ybor City on the northwest and the Heights Union project to the $3 billion Water Street District adjacent to the popular Channelside area. Several high-rise condominium and apartment tower projects planned and rising along the riverfront will further elevate the allure of downtown living.
Downtown Tampa’s office market is one of the most recognizable office nodes in the state of Florida. Tampa is somewhat unusual, as it features two roughly equivalent office districts, with Westshore a fierce rival for downtown Tampa. The tenant base skews heavily toward financial services, with most office buildings adorned with signage rights for prominent banks.
The central business district is home to large offices for Bank of America, Pfizer, and Truist, along with many established and high-profile law firms. As a cost-effective alternative to coastal markets, the city is a bourgeoning technology center that counts ReliaQuest, and ConnectWise among its tenants. Private equity firm Weatherford Capital also recently announced a new location downtown in the prominent Thousand & One tower in the Water Street Tampa district.
The city’s main thoroughfare is Interstate 275, with access via the Selmon Expressway connecting downtown Tampa with the labor force in eastern Hillsborough County’s Brandon area. Additionally, State Road 60 (Kennedy Blvd) provides connectivity to the affluent South Tampa and Westshore areas.
Downtown Tampa is also one of the metro area’s premier cultural and entertainment areas. The David A. Straz, Jr. Center for the Performing Arts has become a hub for music, theatre, and arts education since it opened in 1987. One of the largest performing arts complexes in the nation, the center has welcomed nearly 16 million visitors in that time. It offers a Broadway series and averages 1,500 events each season.
A few blocks to the east in the Channelside area, Amalie Arena has hosted numerous high-profile events including the NHL All-Star Game, the ACC Men’s Basketball Tournament, the NCAA Women’s Final Four, the SEC Men’s Basketball Tournament, and the Republican National Convention, in addition to many high-profile concerts. In past years the arena has welcomed Elton John, Billy Joel, Paul McCartney, and many other music dignitaries. The arena is also home to the NHL’s Tampa Bay Lightning.
The Florida Aquarium, University of South Florida Morsani College of Medicine, Tampa Convention Center, Tampa Theatre, and Tampa Museum of Art are also situated in Downtown Tampa.
