Rent Types


The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. 4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Chase is a Leasing Agent with Woodcrest Capital. Shortly after joining Woodcrest in 2021 to assist with special projects he joined the Brokerage team. A Fort Worth local, Chase played one year of Baseball at Clarendon College before tearing his ACL and transferring to Texas Tech. There he received a Bachelor’s degree in Media Strategies, where he was also Vice President of the wakeboard team. He then earned an MBA from Abilene Christian University. Chase enjoys traveling and the outdoors, he has a goal to hunt and fish in every state.

Taylor is the Director of Brokerage for Woodcrest Brokerage Services. The Brokerage Department of Woodcrest handles all leasing and brokerage activities for over 75 retail centers across the United States totaling roughly 5 million square feet. A Fort Worth native, Taylor first interned with Woodcrest in 2006 before joining the team full time in 2014 after graduating from the University of Mississippi with a degree in Real Estate Finance. During his time in college Taylor worked as a firefighter for the Lafayette County Fire Department, which has the responsibility of providing fire protection and technical rescue services to the 679 square miles within the county. When not in the office he can most likely be found working on his family’s ranch located west of Fort Worth or enjoying the outdoors. Taylor is a licensed salesperson in the state of Texas, a member of the International Council of Shopping Centers and the Make-A-Wish foundation Wishmaker Club, and a lifetime member of the National Eagle Scout Association.
