The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. Corner location with 4-way Traffic Light: FM 1103 and FM 78. The 3-way light will be converted to a 4-way traffic light as was done at the intersection of FM 3009 at FM 78 one mile west of this intersection. Entrance to the property by crossing FM 1103 across FM 78 will be along the eastern property line. Tractor Supply Company has built their new store on the NEC of FM 1103 and FM 78 on the other side of the railroad tracks with no direct access to FM 78, nowhere near a comparable retail site.
