When we purchased it we had actual T12 of 11.8k per month in gross revenue and we run Sitelink mngt software. We have been granted a special use permit by the city of Broomfield to allow Penske truck rentals and our T12 average revenue (as truck rentals of course are highest in summer) With May/June/July/August and sept being between $23-$34k each month . Over the last 4 months June-Sept 2024 (reports attached) Gross revenue was $114,770.91 with expenses of $8800 per month with NOI per month average of $19,892.
